Аннотация. В проектах землеустройства необходимо оценивать не только экономическую выгоду или социальную составляющую, но и также важно анализировать экологическую ценность или безопасность. В последнее десятилетие происходит увеличение внимания к вопросам экологии, производится пересмотр норм и правил в отношении экологической безопасности хозяйственной деятельности человека, проводятся новые исследования с учетом современных достижений науки и разрабатываются новейшие эффективные подходы к мероприятиям по безопасности окружающей среды. Большое внимание уделяется экологической функции литосферы. При расчете экологической эффективности должны учитываться не только основные природные аспекты, качественные и количественные характеристики состояния окружающей среды на определенном земельном массиве, но и экологические функции литосферы, которые помимо дополнительных качественных характеристик территории, позволят учитывать объемы химических, физических, геологических и ресурсных аномалий, существенно влияющих на жизнедеятельность и хозяйствование землевладельца на конкретной территории. Проведение землеустроительных работ и ведение кадастра недвижимости на современном уровне невозможно без решения проблем охраны окружающей среды и обеспечения экологической безопасности, что обозначает обязательное осуществление мероприятий, направленных на сохранение, рациональное использование и воспроизводство природы с целью поддержания взаимодействия между деятельностью человека и окружающей средой, и учета комплекса явлений и действий, обеспечивающего экологический баланс природы, и поддержания состояния, не приводящего к существенным нарушениям территории.

Abstract. In land management projects, it is necessary to evaluate not only the economic benefit or social component, but it is also important to analyze the environmental value or safety. In the last decade, there has been an increase in attention to environmental issues, the norms and rules regarding the environmental safety of human economic activity are being revised, new research is being conducted taking into account modern scientific achievements and the latest effective approaches to environmental safety measures are being developed. Much attention is paid to the ecological function of the lithosphere. When calculating ecological efficiency, not only the main natural aspects, qualitative and quantitative characteristics of the state of the environment on a certain land mass should be taken into account, but also the ecological functions of the lithosphere, which, in addition to additional qualitative characteristics of the territory, will allow taking into account the volumes of chemical, physical, geological and resource anomalies that significantly affect the life and management of the landowner in a particular territory. Carrying out land management works and maintaining a real estate cadastre at the modern level is impossible without solving the problems of environmental protection and ensuring environmental safety, which means the mandatory implementation of measures aimed at preserving, rational use and reproduction of nature in order to maintain interaction between human activity and the environment, and taking into account the complex of phenomena and actions that ensure the ecological balance of nature, and maintaining a condition that does not lead to significant violations of the territory.
