Аннотация. В работе изложены результаты исследования проблем рационального использования земельных и почвенных ресурсов, связанных с нечеткостью трактовок этих понятий в нормативно-правовом аспекте  с одной стороны и отсутствием актуальной информации о состоянии земель (почв) с другой. На примере Центральной зоны Краснодарского края выявлена устойчивая тенденция снижения доли земель сельскохозяйственного назначения в земельном фонде  (-35,5%). В  Тимашевском районе  и г. Краснодаре — отмечено    уменьшение площади пашни  за последние  12 лет на 7693 и 1151 га соответственно,  что связано со стремительной урбанизацией. В структуре почвенного покрова установлено увеличение площадей  эродированных почв в Новокубанском районе (1,0-2,7% дефлированных и 13,6-28,0% смытых), гидрометаморфизованных – в Тимашевском районе и г. Краснодаре (от 120 до 250 га в год). Источником информации о состоянии земель (почв) может и должен стать агроэкологический мониторинг на полигонах государственной сети, созданной в 1993-2003 гг. на территории Краснодарского края. Перспективным и целесообразным, является также введение в качестве обязательного документа «Паспорта почв земельного участка с кадастровым №…….», содержащего фиксированный набор данных о почве (ГОСТ 17.4.2.03-86), служащего источником информации для ЕГРН.

Abstract. The paper presents the results of the study of the problems of rational use of land and soil resources associated with the fuzziness of interpretations of these concepts in the regulatory and legal aspect on the one hand and the lack of up-to-date information on the state of land (soils) on the other. On the example of the Central zone of the Krasnodar Territory, a stable trend is revealed reduction of the share of agricultural land in the land fund (-35.5%). In the Timashevsky district and the city of Krasnodar, there was a decrease in the area of arable land over the past 12 years by 7693 and 1151 hectares, respectively, which is associated with rapid urbanization. In the structure of the soil cover, an increase in the areas of eroded soils in the Novokubansky district (1.0-2.7% of deflated and 13.6-28.0% of washed away) was established, hydrometeorological — in the Timashevsky district and the city of Krasnodar (from 120 to 250 hectares per year). The source of information on the state of land (soils) can and should be agroecological monitoring at the landfills of the state network created in 1993-2003 in the krasnodar Territory.
