Zones with special conditions of use (hereinafter referred to as ZOUIT) affect the rights and obligations of landowners due to restrictions on their use. Currently, there is active cadastral registration of the boundaries of ZOUIT, which has resulted in restrictions being imposed on a large number of land plots located near water bodies. In this regard, problems arise when constructing capital buildings.
